Selling a property is a big decision and one that warrants research. Home sellers should be adequately prepared for a sale just as much as it's being presented and marketed in the best way possible. My tried and true methods have resulted in happy clients and smooth transactions.
Realtors who are members of the local association of Realtors work with sellers to get signed listing agreements, which allows them to sell their properties and then post that information onto the MLS so that all MLS members can see the properties for sale. The data imputed into MLS is transferred to many other real estate sites like Zillow, Trulia and Realtor.com.
A lot of open house buyers will spend the entire day visiting different home showings. If you feel that your place has something special to offer that the other listings in the neighborhood don’t, this is your chance to show it off. With prospective buyers in “shop and compare” mode, you’ll be more likely to catch someone’s eye with how your property differs if they’ve been to several other average homes on the same afternoon. Exclusive Right to Sell
A contractual agreement under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller(s), and the seller(s) agrees to pay a commission to the listing broker, regardless of whether the property is sold through the efforts of the listing broker, the seller(s), or anyone else; and a contractual agreement under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller(s), and the seller(s) agrees to pay a commission to the listing broker regardless of whether the property is sold through the efforts of the listing broker, the seller(s), or anyone else, except that the seller(s) may name one or more individuals or entities as exemptions in the listing agreement and if the property is sold to any exempted individual or entity, the seller(s) is not obligated to pay a commission to the listing broker.
